On a new launch in Thane you can buy through an advisor and pay no brokerage. That sounds too good to be true, so this page says who pays whom, what it changes for you, and what to ask before you trust any advisor, including us. Updated October 2026.
On new and under-construction projects, the developer pays a registered channel partner when a sale closes. The buyer pays no brokerage and no consultation fee. On the projects we list, the price you pay is the developer's price, and you can ask the developer's sales office to confirm it. On resale flats it works differently, and we do not promise zero brokerage there.
| New or under-construction project | Resale flat | |
|---|---|---|
| Who pays the commission | The developer, to a registered channel partner | Usually negotiated between buyer, seller and agent |
| What the buyer pays | The developer's price, no brokerage | Price plus whatever commission is agreed |
| Who the advisor represents | Paid by the developer; acts as your advisor | Depends on the agreement |
| Who you sign with | The developer | The seller |
Registration: real estate agents in Maharashtra register with MahaRERA, and quote their number. Ours is A031182604681. Check any agent's number on the MahaRERA portal.
The developer pays us, so an advisor like us has a reason to favour the projects it lists. We say that plainly. The way to manage it is to ask for the checks in writing and verify them yourself, not to take our word.
You can also walk into the developer's sales office and buy direct. If you do, you gain nothing on price, and you lose someone who compares the project against its corridor before you book.
For each project we confirm the MahaRERA number that covers your wing, the possession date for that wing, the all-in price for your floor with maintenance and club charges, and the carpet area against the total usable area.
Those four lines are on every project page, for example Dosti Greater Thane and Runwal Land's End.
| Ask | A good answer sounds like |
|---|---|
| What is your MahaRERA agent number? | A number you can look up on the portal today. |
| Which MahaRERA number covers my wing? | A specific number for that wing or phase, not "the project is registered". |
| Is this the developer's own price? | Yes, and an invitation to confirm it with the developer. |
| What is the all-in cost for my floor? | Base price plus maintenance, club and other charges, in one figure. |
| What would make you advise against this project? | A real answer, such as distance, possession date or an unclear registration. |
Read the guide for the corridor you are considering. Each lists what is being built, dated price bands and who the corridor suits: Kolshet Road, Pokhran Road, Ghodbunder Road, Majiwada-Balkum and Kalher.
Send us the projects you are considering. A founding partner replies with the registration numbers, possession dates and all-in prices, and says which one we would not buy.
Request a Private Consultation WhatsApp UsOn new and under-construction projects, yes. The developer pays the registered channel partner, so the buyer pays no brokerage and no consultation fee. On resale flats the commission is usually negotiated between buyer, seller and agent, so a zero-brokerage claim there needs a closer look.
On the projects we list, you pay the developer's price. We encourage you to ask the developer's sales office to confirm it. The commission comes out of the developer's sales budget, not out of your price.
The developer pays us, so the advisor has a reason to favour the projects it lists. The fix is to ask for the checks in writing: the MahaRERA number for your wing, the possession date, the all-in price and the carpet area. We show these on every project page, and you can verify each number on the MahaRERA portal.
