RERA Compliance
The Real Estate (Regulation and Development) Act, 2016 requires two separate things in Maharashtra: developers register each project with MahaRERA, and real estate agents — the role So'Niche operates in, as a channel partner — register separately as an agent. This page covers both, plainly.
Our firm-level registration
We quote this number on our website, on our social profiles and posts, and in our communications, so you can check it for yourself. We operate as a buyer-side advisory and channel partner, and we only promote projects that are registered with MahaRERA.
Every project we show you is registered
Our own agent registration is separate from the project registrations of the developers in our portfolio. Every developer we work with — including Runwal, Kalpataru, L&T, Dosti, Rustomjee, and Lodha — carries its own MahaRERA project registration, independent of us. Before any project is added to this portfolio, we verify its RERA number directly. The registration number for any specific project is available on request, and shown on that project's page.
What "buyer-side advisory" means here
- We earn nothing from you — zero brokerage, zero consultation fee — and that stays true now that we are a MahaRERA registered agent.
- We don't guarantee returns, pressure a booking, or represent that we're brokering a transaction on the developer's behalf.
- We share market research, arrange viewings, and connect you with verified projects — advisory functions, communicated as advisory, not transactional.
Verify anything yourself
You don't have to take our word for any of this. Every project's registration can be checked directly on the MahaRERA public portal. If a number doesn't match what we've told you, tell us — that's exactly the kind of thing we want flagged.
