What we are
So'Niche is a buyer-side property advisory and channel partner, operating on behalf of developers across select Thane projects. We are not the developer, builder, or seller of record for any project listed here — we help you evaluate, shortlist, and connect with verified opportunities.
No guarantee of returns
- Nothing on this site, in a consultation, or in any follow-up communication is investment, legal, or financial advice, or a guarantee of price appreciation, rental yield, or resale value.
- Market figures, rate ranges, and locality comparisons reflect our own research at the time of publishing and can move. Verify current pricing directly with us before relying on it for a decision.
- Any purchase decision is yours alone. We strongly recommend independent legal and financial due diligence before signing anything.
Project information & RERA status
We conduct our own due diligence on every project before adding it to our portfolio, including checking builder-side RERA registration. See our RERA Compliance page for our own firm-level registration status. Project details, pricing, and availability are supplied by developers and can change without notice — we update listings as we're informed, but the developer's own RERA filing is always the authoritative source.
No pressure, on either side
We don't use manufactured urgency, fake deadlines, or high-pressure tactics, and we ask the same in return — this site and our advisory service are for genuine buyers and investors, not for scraping our listings or contact details for unrelated solicitation.
Website use
- All text, imagery, and branding on this site belong to So'Niche or are used with permission. Don't reproduce or redistribute them without asking.
- We aim for accuracy but don't warrant the site will be error-free, uninterrupted, or free of typographical mistakes.
Liability
To the fullest extent permitted by law, So'Niche is not liable for indirect or consequential loss arising from reliance on this website's content. Our liability in connection with any advisory service is limited to the fees you paid us for that service — which, given our zero-brokerage model, is typically nil.
Governing law
These terms are governed by the laws of India, with courts in Thane, Maharashtra, having jurisdiction over any dispute.

If these terms change materially, we'll update the date above. Continued use of the site after a change means you accept the updated terms.
